LETTINGS

Landlord Fees

Introduction Only Service

Lettings Service Fee in relation to marketing, www.rightmove.co.uk advertising, www.mylifestylehome.co.uk advertising and Including a ‘To Let’ board (if desired), accompanied viewings, administrative duties and negotiations as follows:

Finder’s Fee: 2 weeks rent plus VAT.

For example: If your monthly rental income is £700, our admin ‘Finder’s Fee’ would be 2 weeks rent + VAT.  This would amount to £350.00 plus VAT (a total of £420.00 inc VAT).

This would include producing the tenancy agreement, Tenant/s referencing, Tenant/s contract signing of paperwork, registration of Tenant/s deposit and arranging remedial works on your behalf prior to letting (if desired).

Full Management

As above, plus the following.

Our Fee: 7.5% plus VAT each month.

For example: If your monthly rental income is £700, our admin ‘Management Fee’ would be 7.5% of £700 rental income collected + VAT.  This would amount to £52.50 plus VAT (a total of £63.00 inc VAT) per month x the duration of the contract agreement.

Example: (months one to six on an initial six month Assured Short-Hold Tenancy Agreement).

Example: (months one to twelve on An Assured Short-hold Tenancy Agreement).

Includes rent collection, accounting, renewal negotiation.

Includes deposit administration, receiving, and forwarding / registering of Tenant/s Deposit to DPS (Deposit Protection Service).

Inventory: Detailed compilation listing of fixtures/fittings, white goods, chattels, and general overall condition of property (excepting wear and tear) upon Initial occupation of Tenant/s and upon exit (check-out of Tenant/s.  This service is included (at no extra charge – if desired) within the full management option.

Quarterly property inspections included (approx. every three months, organising property maintenance estimates on behalf of Landlord/s and confirming Landlords wishes to contractors to effect works for which the Landlord/s is liable for the payment of such works).

Serving of notices including Section 8 and Section 21 Notices.

 

Other Fees and Charges:

Contract Renew: Landlord: £100.00 plus VAT (Total: £120.00 inc VAT).

Provision of a statement showing gross income and expenditure for the year (No Charge to Date).

Attendance at Court/Tribunal if required: £200 including VAT per day / £150.00 including VAT per half day. 

Key Cutting Charge (Charged at Cost – charges vary depending on retailer and type of key and number of keys required).

Gas Safe Certificate: £75.00 including VAT approximately if applicable dependant on contractor and number of appliances (range £65.00 including VAT to £85.00 including VAT). Landlords are invited to provide a Gas Safe Certificate at start of tenancy or one can be arranged on the Landlord/s behalf where one is not provided at the commencement of the tenancy.  There is currently no administration fee for this service.  The charge for the Gas Safe Certificate can be deducted from the rental income if desired).

Landlord Aborted/Cancellation Charge: £100.00 plus VAT (£120.00 inc VAT) relating to Rightmove advertising.  All other marketing (including board erection service) – cost to be met by Lifestyle Homes in this instance.

Tenant Fees 

Application Fee: £200.00 plus VAT (£240.00 inc VAT) for individual Tenant.

Second Applicant Application Fee: £100.00 plus VAT (£120.00 inc VAT). 

For example: Joint Application Fee: £300.00 plus VAT (£360.00 including VAT) for two Tenants sharing one property.

The above fees cover administration and processing of application, employment referencing, bank referencing, previous Landlord referencing, current Letting Agent referencing (if applicable), credit checks including electoral roll status, Identity checks and Office Copies of Passport, ID card, proof of existing address recording and recording of National Insurance Number.

Guarantor referencing: £100.00 plus VAT (£120.00 inc VAT) per Guarantor (cover administration and processing of application, employment referencing, bank referencing, previous Landlord referencing, current Letting Agent referencing (if applicable), credit checks including electoral roll status, Identity checks and Office Copies of Passport, ID card, proof of existing address recording and recording of National Insurance Number).

Tenant/s Assured Short-hold Tenancy Agreement (Tenancy Contract Renewal): £50.00 plus VAT (£60.00 including VAT) per property per Tenancy term.  Includes preparation of agreement, administration and provision of copy agreement, attendance, visit to property and upkeep/safety inspection.
